This was a really fun home to work on with my client, as I love tackling puzzles and finding creative solutions.
Custom built in 2002, this Milwaukie, OR cosmetic fixer spent its later years as a rental, housing families, and a few unruly tenants or two. When my client approached me to sell the property, he was left with a home full of abandoned artifacts of tenants long past, broken appliances, battered drywall, and a tight deadline.
Together we formulated a plan, and then my team and I rolled up our sleeves and got to work. We called in contractors, arborists, electricians, plumbers, and HVAC technicians and hauled loads of junk to the local waste facility - along with a radical free pile with some great vintage treasures.
In less than a week, the client was under contract with multiple offers, all over the list price. Each side of the transaction went off without a hitch and a lovely family brought their vision to their newly purchased property. I am always so eternally grateful when I get to work with an excellent agent on the other side of the table, and the team effort to meet at the closing table does not go unrecognized. Friendships are forged and handshakes become grateful embraces.
The home resides in the Jennings Lodge district of Milwaukie, Oregon - surrounded by beautiful mid-century homes with a private park, nature trails, and close proximity to river access. Boasting 1808 sq. ft. and 4 bedrooms / 2.5 baths, an oversized garage, and nearly 1/2 an acre of land - this fixer had the potential to shine. A small hobby farm, RV parking, or a couple of ADUs were all possible ways to maximize value and increase return on investment, aside from the sweat equity alone increasing the value. Another selling point is the home borders Multnomah County, so owners can enjoy low Clackamas County taxes and fewer restrictions for investors & landlords, all while a short commute to the Portland city center.
